Moving to Fayetteville
My boyfriend and I are moving to Fayetteville near the end of this summer. I'm struggling with property management/realty businesses. The most recent one I have tried to contact, Sweetser Properties, seems to have the cheapest prices for decent housing, but I can never get them on the phone! They also had a poor review on billing. Does anyone have any recommendations for rentals? Any advice appreciated.

The further from campus, the cheaper it'll be.
Honestly it's kind of just the, luck of the draw. I've only stayed at one apartment complex and it was very small and never has openings or I'd recommend it. I've never heard great things about most apartments although I'm sure there are some. If I were you, I'd hit up the rental houses on Craigslist, but that's just me.

Hi Taylor! I've lived in Fayetteville for 5 years now, and one of my favorite real estate businesses has become Specialized, even though there are quite a few of them that are pretty good. If you want to contact me by PM I also happen to be leaving my apartment at the end of this summer to go travel for a while with my wife. This apt. is an independent one (not owned by any big real estate business) with a very sweet landlord. I can send you pictures and we can Skype or chat anymore if you think you may be interested. Hi Taylor. I have only dealt with Sweetser when I was looking for an apartment after my Freshman year and they weren't very helpful. I ended up moving into Chestnut apartments which was awful, and since then I can only recommend not only looking at the price regarding apartments. For the last year, I've lived in Garden Park apartments, which is a little more expensive but worth the price for me. I divide Fayetteville into 3 sections: the Leverett and Garland side, the Martin Luther King Jr. side, and the past College Avenue side. Personally, I have liked living near Leverett avenue since it has Scullcreek trail which allows easy travel by bike which the other ones don't. Other than that, the rule of thumb is, as others mentioned, farther from campus=cheaper.
Might also suggest looking in Springdale and Rogers if you have the ability to commute. I live in Springdale and work in both Rogers and Faye. The drive is about the same. I also practice in the real estate industry up here. Rentals are extremely hard to come by. So when you see one you like, snag it. That's probably why you're not getting calls back. They aren't desperate have too many people waiting.
Thanks, everyone! I checked out Specialized, but they don't have anything suitable for what we need for rent at this moment. I did subscribe to their e-mail and updates, though. We have no need to live near campus. We also have a small dog.
Taylor: I am a Fayetteville landlord and have been for 22 years. So here's the deal. From Spring Break to about the end of July, the rental market is very active--many people coming and going. Aug 1 it declines, as the overwhelming number of people (students and faculty) have found lodging for the upcoming academic year.
Late August you will find slim pickings, I'm afraid. While I'm all rented up for the coming school year, I do have some people leaving at the end of Sept---3208 Woodridge, $1K/m. 3bed. 2ba. dogs OK, etc. My website is greggproperties.com. I currently live at a Lindsey property, they monopolize a lot of the rental market in the area, and they know it. They usually have open apartments, most are along the U of A bus route. Don't expect to get your deposit back, but they are pretty consistent in upkeep and style, and some have 6 month leases.
