Advice Needed- How to rent a condo in Patong Beach for 5 months?

Was hoping for some advice. I am moving to Patong Beach and need a place to live. This is what I am looking for .

Sep-Feb Rental Period (Maybe longer)
1 Bedroom (35-55 square meters)
Fast Internet in Flat
Fully furnished and equipped
Within 20 minute walk to Patong Beach
Clothes washer in unit
Reasonably modern unit and condo complex
Would prefer a pool in condo complex
Would prefer a balcony in flat
Where do I look for a flat? Rental agencies, websites, private landlords, wait until I arrive in Patong Beach, etc..
Fast Internet- Is there fast internet in patong beach? Do some buildings have faster internet than others? Certain Internet providers faster than others? How do I tell?

Hi Matt,

I lived in Patong for over 1yr, so I know the layout pretty well... First thing I would suggest is figure out very specifically what your budget for the 6 months is, because the money can start to disappear very quickly in Patong haha. I would also suggest paying as many (if not all) of your rent up front. I had a really nice apartment at a place called Baan Suphan (Nanai Rd - about 5-6 minutes driving to Patong Beach) and was paying 14k THB x month. This was hands down the nicest place for the money I found the entire time I was there. You can contact the owner Heinz via email here: phuket(at)baan-suphan(dot)com. Do you think it is better for my social life to live in a a large condo complex. IE- meeting people?
What is reasoning behind paying many months up front?
If I want to be within 15 minute scooter ride of Patong would I get more bang for my buck staying in a different suburb? What suburbs?
If I want access to good, local, and cheap food I assume that will be difficult along the main drag in Patong?
Fast Internet- Is there fast internet in patong? Do some buildings have faster internet than others? Certain Internet providers faster than others? How do I tell/question to ask owner/real estate agent before viewing property? Cheers-Matt
